Former Chester pub earmarked for conversion into two houses put up for auction
It goes under the hammer next week

A former Chester pub subject to plans that would see it converted into two houses is set to go up for auction. The Spital Vaults in Boughton permanently closed its doors last year.
During the summer, a planning application was submitted to Cheshire West and Chester Council on behalf of applicant Roy Chung. The proposal - still awaiting a decision - is for a 'change of use from disused public house with living accommodation into two houses'.
One two-bed and one three-bed property would be created as a result of the conversion. The planning application states that work on the scheme started in December last year but has not been completed.
Now, the property is set to go under the hammer with Edward Mellor Ltd Auction on December 3. It has a guide price of £90,000.
The Rightmove listing states: "A substantial and versatile six-bedroom, two-bathroom freehold dwelling located close to Chester city centre, offering excellent rental potential and strong future uplift through HMO licensing (subject to regulation). Formerly the Spital Vaults public house, the property now provides extensive residential accommodation arranged over two floors.
"The layout is naturally suited to multi-occupancy living, with a spacious reception area, two bathrooms, six potential bedrooms and a generous kitchen/diner. The property forms part of planning application, pending to formalise subdivision into two separate dwellings."
The Spital Vaults dates back more than 100 years but closed its doors for good back in August 2024.
